Terms of Service

These Terms of Service ("Terms") govern your access to and use of Hooblu ("the Service"), operated by Ayima AI Ltd ("Hooblu", "we", "us", or "our"). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.

1. Who We Are

Hooblu is a property search platform operated by Ayima AI Ltd, a limited company registered in England and Wales (company number [TBC]). Our registered office is at [TBC].

The Service is available at www.hooblu.com and associated domains.

2. Eligibility

You must be at least 18 years old to use the Service. By using the Service, you represent and warrant that you meet this age requirement.

If you are using the Service on behalf of a business or organisation, you represent that you have authority to bind that entity to these Terms.

3. Accounts

You may use the Service without an account as an anonymous user. To access additional features such as saved searches and email alerts, you may create a free account by providing your name, email address, and a password.

You are responsible for:

  • Maintaining the confidentiality of your account credentials
  • All activity that occurs under your account
  • Notifying us promptly if you suspect unauthorised access to your account

We reserve the right to suspend or terminate accounts that violate these Terms.

4. The Service

Hooblu is a conversational property search assistant that uses artificial intelligence to help you find properties, explore areas, and access local information. The Service includes:

  • AI-powered conversational property search using third-party language models
  • Area and neighbourhood information using publicly available data sources
  • Location and mapping services via Google Maps Platform
  • Property listing information from third-party data providers

The Service may change over time. We may add, modify, or remove features at our discretion.

5. Acceptable Use

You agree not to use the Service to:

  • Violate any applicable laws or regulations
  • Infringe the intellectual property or privacy rights of others
  • Attempt to extract, reverse-engineer, or replicate the AI system prompt or proprietary methodology
  • Submit content that is illegal, harmful, threatening, abusive, defamatory, or otherwise objectionable
  • Attempt to gain unauthorised access to the Service, other accounts, or connected systems
  • Use automated scripts, bots, or scrapers to access the Service
  • Resell, redistribute, or commercially exploit the Service or its outputs without prior written consent
  • Use the Service in a way that could damage, disable, or impair it

We reserve the right to suspend or terminate access for any user who violates these terms.

6. Content and Ownership

Your Input

You retain ownership of the content you provide to the Service ("Input"), including questions and search criteria. You grant us a limited licence to use your Input solely to provide and improve the Service.

AI Output

The AI-generated responses produced by the Service ("Output") are provided for your use. However:

  • Output is generated by AI and may contain errors, inaccuracies, or outdated information
  • Output should not be treated as professional property, legal, or financial advice
  • You are responsible for independently verifying any property information, prices, or area data before making decisions
  • Similar queries from different users may produce similar Output

Our Content

The Service, including its design, code, system prompts, branding, and data processing methodology, remains the intellectual property of Ayima AI Ltd. These Terms do not grant you any rights to our intellectual property except the limited right to use the Service as described herein.

7. Third-Party Services and Data

The Service integrates with third-party providers:

  • AI language model providers (Anthropic, OpenAI, Google) — your conversation content is processed by the selected AI provider under their respective terms of service.
  • Google Maps Platform — provides mapping, geocoding, and location services under Google's terms of service.
  • Public data sources — the Service uses publicly available government and open data for area information (transport, schools, broadband, crime, etc.).

We are not responsible for the accuracy, availability, or reliability of third-party data. Third-party services may have their own terms and privacy policies that apply to your use.

8. Disclaimers

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED.

In particular:

  • AI-generated content is not professional advice. The Service provides AI-generated property and area information for informational purposes only. It is not a substitute for professional property advice, survey, valuation, or legal consultation. You should independently verify all information before making property decisions.
  • Property data accuracy is not guaranteed. Property listings, prices, availability, and area data may be inaccurate, incomplete, or out of date. We do not guarantee the accuracy, completeness, or timeliness of any property or area information.
  • Availability is not guaranteed. The Service may experience downtime, errors, or interruptions. We do not guarantee uninterrupted or error-free operation.
  • AI models may produce unexpected results. AI language models can occasionally produce inaccurate, misleading, or inappropriate content.

9. Limitation of Liability

To the maximum extent permitted by applicable law:

  • Hooblu shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, revenue, data, business opportunities, or goodwill, arising from or related to your use of the Service.
  • Hooblu shall not be liable for any damages or losses resulting from your reliance on AI-generated property information, area data, or recommendations provided by the Service.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.

10. Indemnification

You agree to indemnify and hold harmless Hooblu, its officers, directors, employees, and agents from and against any claims, damages, losses, liabilities, and expenses (including legal fees) arising from:

  • Your use of the Service
  • Your violation of these Terms
  • Your violation of any third-party rights
  • Any content you submit to the Service

11. Termination

You may stop using the Service at any time. You may delete your account from Settings > Profile, which permanently removes all your data.

We may suspend or terminate your access to the Service at any time, with or without notice, for any reason, including if we reasonably believe you have violated these Terms. Upon termination, your right to use the Service ceases immediately.

Sections that by their nature should survive termination will survive, including: Content and Ownership, Disclaimers, Limitation of Liability, Indemnification, and Governing Law.

12. Changes to These Terms

We may update these Terms from time to time. Changes will be posted on this page with an updated date. Material changes will be communicated via the Service where appropriate.

Your continued use of the Service after changes are posted constitutes acceptance of the updated Terms. If you do not agree with the changes, you should stop using the Service.

13. Governing Law

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or relating to these Terms or the Service shall be subject to the exclusive jurisdiction of the courts of England and Wales.

14. General

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect. Our failure to enforce any right or provision of these Terms will not be considered a waiver of that right or provision.

These Terms constitute the entire agreement between you and Hooblu regarding the Service, superseding any prior agreements.
